Sparks & Malory · Five Lots, 2.52 Acres

Five lots in Timberon Unit 17, 2.52 acres in all: three together on Sparks Road and two on Malory Drive. Enough ground to build on one and keep the rest around you, or to take the whole block and have real room between you and anyone else.

Be straight about the services. Power is the strong point on the Sparks Road lots — the nearest mapped line runs between about 110 and 400 feet. On the two Malory Drive lots, water and electric are roughly 700 to 1,000 feet out. Water is a long way from the three Sparks Road lots, close to two miles. That is a real cost to plan for and it is reflected in the price. For off-grid building, a camp, or holding while the area fills in, these are honest value. Distances are planning figures measured from the utility map; a mapped line is not a finished tap or an existing pole. Buyers should confirm connection points and costs for their own plans, and the electric co-op approves pole locations.

Timberon sits at about 6,900 feet at the edge of the Lincoln National Forest, with cool summers, four real seasons, dark night skies, and elk and deer moving through. The community has a nine-hole golf course, stocked fishing lakes, an airstrip, a lodge and a grill.

$40,000 for all five lots inclusive of the the south western lot, or $30,000 for four. Owner financing is available — all it takes is a $750 processing fee, transaction costs, then monthly payments. No banks and no credit checks. Contact the Wiklund Properties land office for the location and to walk the land.
